Recording Requirements

Revised Statutes of Missouri Require the Following:

  • Notary seals or stamps, placed on the document shall not be applied on the notarial certificate or document to be notarized in a manner that will render illegible or incapable of photographic reproduction any of the printed marks or writing on the certificate or document RSMo 486.28
  • Proper notarization i.e. individual, corporation, power of attorney, trustees, partners of partnership, etc. RSMo 41042.2
    Corporate seal (if applicable) RSMo 442.060
    Proper recording fee must accompany document for recording. RSMo 59.250
    Must be at least 8 point type. RSMo 59.310(2)
    Signatures must have corresponding name typed, printed or stamped below said signature.
  • Documents must be typed. A handwritten document may be accompanied by an exact typewritten document for legibility purposes.
  • Recording fees are $24.00 for the first page, $3.00 for each page thereafter. Each page is microfiled. A blank area must be available for the Recorder's date and time stamp which will be placed on the first page*.
    * the top 3 inches left for the Recorders use.
  • We do not accept blanket assignments. A separate document is required to affect prior recorded documents i.e. releasing a deed of trust, correction deeds.
  • Business checks or money orders for correct amount should be made payable to "Jasper County Recorder".
  • Certified copies of documents are available for $1.00 per page and $1.00 for the certification. Payment must be received before copies can be mailed.
  • When you are sending a Deed of Release to release a Deed of Trust if the Deed of Trust was recorded before January 1, 1986, our office will need the original Promissory Note and Deed of Trust for comparing and cancellation. If the Deed of Trust is not available you may send an additional $ 1.00 and a copy will be made from our records. If these are not available, an affidavit by the maker and holder will need to accompany the Deed of Release and will be recorded with same. If the Deed of Trust was recorded after January 1, 1986 you only need to send the Deed of Release along with the proper recording fee.
  • When recording a Trustee's Deed Under Foreclosure or Deed of Trust recorded prior to 1/1/86,, the original Promissory Note will need to be forwarded with the Deed for notation by the recorder. If the note is lost or destroyed, the holder of the note will need to have an affidavit prepared stating the note is lost and their signature notarized. This affidavit will be recorded with the Trustee's Deed.
